Three Rochester hotel properties changed ownership in the first weeks of April, with the combined value of the transactions reaching $18.31 million.
The largest sale was the Hampton Inn & Suites Rochester‑North (pictured), purchased for $8.7 million on April 15 by Rochester North Hospitality LLC. The 124‑room hotel, located at 2870 59th St. NW, had been owned by Apple Nine Hospitality Ownership, Inc. since 2009. Olmsted County’s preliminary valuation for 2026–27 places the 17‑year‑old property at $8.69 million.
On April 17, New Brighton–based Rochester Capital LLC acquired the 60‑room Country Inn and Suites by Carlson at 4323 U.S. 52 North for $2.9 million. The seller, Kabir Pramukh RMN Hospitality LLC of Hudson, Wis., had operated the 32‑year‑old hotel under the Carlson brand. The county estimates its upcoming market value at $2.20 million.
The third transaction reflects a change in use. Denver‑based Sunshine Behavioral Health Group paid $6.71 million for the former Country Inn and Suites South at 77 Wood Lake Drive. The company is converting the 25‑year‑old building into a 94‑bed substance‑abuse treatment facility, its first in Minnesota. Olmsted County values the property at $4.21 million for 2026–27.
