A new 15‑story tower on East Superior Street is reshaping downtown Duluth with a mix of hotel rooms, a public wellness center and upper‑floor apartments designed to create a modern community hub. Named Lakeview at 333, the $100 million project sits along the corridor that connects downtown to both hospital campuses and the city’s universities, giving it a strategic role in serving residents and short‑term visitors.
Floors three and four hold 34 hotel rooms built for travelers tied to nearby institutions. Essentia Health’s St. Mary’s Medical Center is about a third of a mile away, St. Luke’s Hospital is roughly half a mile up the hill and both UMD and the College of St. Scholastica are within a ten minute drive. The hotel units mirror the design of the apartments above and offer a temporary base for medical professionals, university guests and people relocating to Duluth.
The second floor will house Foundry Wellness, a 10,000‑square‑foot public fitness and wellness facility. Plans include a healthy snack bar, two Cedar and Stone saunas and a cold plunge in the courtyard. The building also incorporates pet friendly features such as a dog run and direct access to Duluth’s Lakewalk.
Apartments occupy floors five through fifteen with 176 units in studio, one bedroom and two bedroom layouts. Interiors feature an industrial aesthetic and lake views, with rents ranging from about $1,600 to just under $6,000.
The first floor provides 11,000 square feet of retail space with tenants including Indigo and a forthcoming local coffee purveyor, with additional announcements expected soon.
Lakeview at 333 was developed by Lakeview Management Company Duluth, a local entity formed for the project and not affiliated with similarly named firms in Grand Forks or Winnipeg. The building opened to the public in June after several years of planning and construction.
