NorthMarq on the Rise: Brokers Sell One of Minnesota’s Highest‑Quality Trailer Parks for $25.5M

Vintage Acres — a 300‑pad manufactured housing community widely regarded as one of Minnesota’s highest‑quality trailer parks — has been sold for $25.5 million. The transaction was arranged by NorthMarq’s Mid‑Atlantic Investment Sales team. Duluth‑based GHI Investments sold the property to Phoenix‑based Legacy Communities, marking this property’s first ownership change in more than 40 years.

Built in 1985 and set on 93.5 acres, Vintage Acres stands out in a housing category where quality ranges dramatically. Industry ratings classify it as a four‑star manufactured housing community, a designation reserved for parks with strong infrastructure, paved streets, mature landscaping, professional on‑site management and amenities such as a community center, playground, basketball court, office, two apartments and 14 storage units. In everyday terms, Vintage Acres is a top‑tier trailer park — clean, stable, well‑maintained and far above the stereotypical “low‑income” image often associated with manufactured housing. The community is more than 97‑percent occupied and nearly all homes are tenant‑owned, signaling long‑term stability and pride of ownership.

NorthMarq said in a news release the new owners were attracted by the rare opportunity to attain significant scale in the growing Duluth market. NorthMarq also arranged $14.4 million in Freddie Mac financing for Legacy Communities.

The sale follows NorthMarq’s December 2025 brokerage of Zenith Terrace, a 500‑lot Duluth community, underscoring the firm’s growing influence in the region’s manufactured housing sector. It also signals renewed interest from NorthMarq in Minnesota and neighboring states.

For years, NorthMarq maintained a large Twin Cities brokerage presence through Cushman & Wakefield/NorthMarq, a joint‑venture operation between two separate companies. It serviced clients throughout Minnesota. Cushman & Wakefield acquired NorthMarq’s share of that JV in 2017, absorbing the brokerage and retiring the NorthMarq name locally. NorthMarq itself remained fully independent and continued expanding nationally.

Today, NorthMarq is re‑expanding into investment‑sales activity nationwide, including in Minnesota and neighboring states. The firm recently joined Dealpath Connect, a platform used by major brokerages such as JLL, CBRE, Cushman & Wakefield and Avison Young, to distribute institutional‑grade listings directly to active buyers. This move signals a strategic return to broader brokerage work across multiple regions.  NorthMarq now ranks among the nation’s top multifamily investment‑sales firms.
